How are the just listed properties on the home page chosen?

Our site will display the six most recent for sale listings and the three most recent rental listings and which are automatically rotated out in real time. Placement on the Metro-Detroit-Homes.com home page, for any period of time, is neither guaranteed nor available for purchase at this time.


Do I need to put out a yard sign?

A yard sign will help you to sell or rent faster. Although many people use the internet, 30% of people who find their new home still find it by driving by their desired areas. Our high quality double-sided yard signs enable you to market your home to non internet buyers and tenants. On average 50% of showings can be generated by our yard signs.


Can I put my own phone number on the sign?

Yes! When you receive a yard sign there will be a space where you can put my own telephone number for buyers and renters to contact you directly. No middleman or agents.


How long will it take to receive my yard sign?

Normally about 3-5 working days, depending on the mail delivery. Express delivery is available for an additional fee.


What are the yard signs made of?

The yard signs are made of strong corrugated plastic that are weather resistant. They all come with 30" wire stands. The signs simply slide over the stands and you place them in your yard.


How many signs do I get with my listing?

You will receive one sign for each paid listing. Additional signs may be purchased. Look under the pricing page.


How often am I billed?

We bill each listing package once every thirty days. The thirty day billing cycle begins on the day you sign up with our service.


I do not trust the Internet with my credit card, can I place an order via regular mail?

Yes. You can send your check or money order along with your email address and contact information to the address on the Contact Us page. When your payment has processed we will contact you so that you can upload your property listing. Please be aware that we use PayPal, which is the number one worldwide payment service and is very safe and secure. Additionally, PayPal does allow online checking account withdrawals for faster listing placement online.


How do I remove my listing after it has been rented or sold?

First log in then go to the delete my listing button and select the property you wish to remove. You will not be billed for the upcoming thirty day cycle.


My property has been listed with your site for a few weeks and I only received one call, why?

Make sure your listing has at least one photo because buyers will choose to see homes with pictures first. Listings without photos will not really generate much interest. Make sure you have priced my house correctly with the surrounding houses on the market. Remember this is a competitive market in Michigan. It is important that you keep in the general price range of other homes similar to yours in your area.


I received a call from a real estate salesperson. How did this happen?

We do not provide any personal information without your consent to any real estate salespersons. Most likely the agent has seen your listing or yard sign and decided to call. They also may be calling to represent a potential buyer who is interested in your property. It is up to you if you choose to deal with an agent.


Do I have to offer a commission, if so how much do I have to offer?

You do not have to offer a commission. However, keep in mind that an agent may have a potential buyer or renter but may refuse to show your property if they are not compensated. You decide the amount you are willing to pay. Most sellers offer between 2-4% of the sales price of their home. Most landlords offer to 1 months rent as a referral fee.


Can I still list my property on your site if I have it listed with an agent too?

Absolutely! We do not conflict with any agents because we do not collect commissions on your property. We will advertise our website and may post pictures of your property in print ads, but the contract you have with your agent would still be valid. Besides in this tough market most homeowners need as many marketing venues as possible to attract buyers and renters.


Do you list these properties on the MLS?

We do not list these properties on the MLS. We let renters and buyers deal specifically with you-no middleman. However, we do have a licensed realtor as one of the managers of Metro-Detroit-Homes.com who would be happy to discuss discounted listing services on the MLS. Please contact us if you are interested in those services.


I have a large portfolio of properties. Do you give discounts for multiple property ads?

Absolutely! Check out our pricing page for discounts or contact us directly to discuss your options.


Do you only list homes for sale or do you list any other property types?

Our site is open to all types of for sale by owner's properties. You can sell land, new construction or even commercial property. When you create your ad you can choose the property type from our list that best describes your property. Buyers can then find you property by searching for all listings in your area or by searching for a specific property type.


Do you have forms that a buyer or seller of a property can purchase?

Yes. We have legal buyers and sellers packages for sale. We even have general directions on how to fill out the forms and include the necessary lead disclosure forms. These packages are legal for The State of Michigan properties. Visit our pricing page to purchase the appropriate package.


I am a landlord, do you have rental or leasing packages for purchase?

Yes. We have one package that contains both rental and leasing agreements along with the necessary legal documents that many landlords need and sample forms that are filled out as examples. We even include the necessary lead disclosure forms. These forms are legal for The State of Michigan. Visit our pricing page to purchase the appropriate package.
